About flat and low-slope roofs

Flat and low-slope roofs do not shed water the way a pitched roof does, so the membrane and its seams do all the work. The common choices are TPO and PVC single-ply membranes, EPDM rubber, modified bitumen, and coatings that extend the life of a sound roof. Ponding water, blocked drains and failed seams cause most leaks. A flat roof needs a look every year or two.

  • Which membrane do you recommend for my roof, and why?
  • How will you deal with ponding water and the drains?
  • Are the seams heat-welded or glued, and how long is the seam warranty?
  • Can the existing roof be coated instead of replaced?
