Cost by material and roof size
The sizes are square feet of roof, not floor. One square is 100 square feet, so a 2,000 square foot roof is 20 squares.
| Material | Per sq ft | 1,500 sq ft | 2,000 sq ft | 3,000 sq ft |
|---|---|---|---|---|
| Asphalt shingles | $3 to $6 | $4,500 to $9,000 | $6,000 to $12,000 | $9,000 to $18,000 |
| Metal | $5 to $16 | $7,500 to $24,000 | $10,000 to $32,000 | $15,000 to $48,000 |
| Clay or concrete tile | $7 to $25 | $10,500 to $37,500 | $14,000 to $50,000 | $21,000 to $75,000 |
| Slate or stone | $10 to $30 | $15,000 to $45,000 | $20,000 to $60,000 | $30,000 to $90,000 |
| Flat roof | $3 to $11 | $4,500 to $16,500 | $6,000 to $22,000 | $9,000 to $33,000 |
Your roof is bigger than your floor
A roof slopes and hangs past the walls, so it has more area than the floor under it. A steeper roof has more area again. To turn the size of your house into roof area, use our roofing squares calculator. Or let us measure your roof from a satellite photo.
What moves the price
Size and material set most of the price. Four more things move it. Tear-off: HomeGuide puts removal of the old roof at $100 to $300 per square. Pitch: a steep roof needs more safety gear and slower work, and HomeGuide says pitches over 6:12 cost more. Layers: a new layer over the old one skips the tear-off, but NRCA says many building codes allow no more than one re-cover. A roof that already has two layers needs both torn off. Access: a tall house, a tight lot or no place for the dumpster adds labor hours. Our guide to what a new roof costs explains each one and how to compare bids.
How we calculate
We multiply the roof area by HomeGuide's installed cost per square foot for each material. The low end uses the low price, and the high end uses the high price. We round each end to the nearest $500. The estimate page uses the same rule.
The figures are national. They come from HomeGuide's roof replacement cost page, updated November 2025. We hold no cost table for each state, so this page does not give state prices. The state line in the calculator shows roofer wages from the BLS, as context only. Prices change by region and from year to year.
